    Stakeholders Involved In Facility Management

    A purchaser who is given the title to a residential unit following transfer of ownership by the developer is called a subsidiary proprietor (SP). SPs are each required to contribute an amount towards maintaining and managing the common property of a development. This amount is levied by the management corporation (MC). If you don’t pay your contributions, the MC has a right to recover any unpaid debt from you.

    Note that this also applies to building maintenance.
    Building maintenance falls under facility management.

    The Importance of Facility Management In Singapore

    Under the “Purpose of Building Maintenance and Strata Management Act (BMSMA)” The Building and Construction Authority implemented this to help councils of the management corporations (MCs), subsidiary proprietors (SPs), council members, managing agents (MAs) in order to better manage their estates. The guide provides a consistent process and standard for the strata community to better manage themselves. Therefore, it is mandatory by law.

    Management companies manage individual buildings, and common spaces like the lobby and elevators are shared by all properties.

    The self-regulating framework of the Building Maintenance and Strata Management Act (BMSMA) allows municipalities to decide how best to manage their properties. Every SP has the right to vote on decisions that affect their co-op and enforce their own rules, called bylaws, which regulate how they manage their property. Facility owners thus have the responsibilities to pay for the upkeep of common spaces.
